Runner / Cyclist Showers

Swanson is privileged to present another first for Murfreesboro. As a part of LEED (Leadership in Energy Environment Design), Swanson will provide bathing facilities for runners and cyclists who work on-site and run or bicycle to work. These facilities will be on the second floor of the north and south wings, each having both men and women’s facilities with storage lockers.

Cyclist Racks

Along with bathing facilities, Swanson will also provide 6 lockable bicycle stations located in various locations throughout the development.

Security

The Gateway Village will be equipped with state-of-the-art facility cameras in common areas. These cameras are tape-monitored 24 hours a day.

Secure Access

State-of-the-art entry systems for all residential units, each local residential door will have key, FOB, and push button code entry systems. Plus, any visitors may gain entry through advanced technology in sight and sound access systems via visual monitoring stations in each unit.

“Rover” Murfreesboro’s Public Transportation System

Access to many areas in Murfreesboro through the “Rover” system. Go shopping, out to eat, and visit many key points of interest in Murfreesboro.

Greenway

Bicycle, run, or walk the dog on 5 miles of unique trails that wind throughout Murfreesboro. Various trailheads include Thompson Lane, Broad Street, General Bragg, Manson Pike, Redoubt Brannon, Fortress Rosecrans, Overall Street, Old Fort Park, and Cannonsburgh Village.

LEED

Early in the planning stages of the Gateway Village, the owners made a commitment to seek registration for the development through the United States Green Building Council’s LEED Rating System. The Leadership in Energy and Environment Design (LEED) Green Building Rating System™ encourages and accelerates global adoption of sustainable green building and development practices through the creation and implementation of universally understood and accepted tools and performance criteria. In other words, The Gateway Village is seeking to achieve, by the completion of construction, the highest building-performance standards possible, creating for you—the tenant and/or owner—an energy-efficient and environmentally-friendly place to live and/or work.

Recycling

Full service pick-up for residential and commercial units. Paper, plastic, and metal commingled and separated by the best service in Middle Tennessee. Also, glass recycling will be available. Newspapers will be collected and recycled locally by various companies located in Murfreesboro.

Design Guidelines

The architect, LEED facilitator, and developer have gone to great lengths to establish a standard for design and build outs for all commercial units. All residential units will contain products that are recycled or have recycled content. All natural and sustainable, thus reducing our carbon footprint.

Mail Service

Centrally located and convenient postal service receptacles are provided at strategic locations throughout the development.

Reclaimed Water

All irrigation will use reclaimed water. Also unique to LEED-certified buildings is that all toilets will operate with this water that is supplied by the city of Murfreesboro, thus saving our potable water resources.

Paver System

Unique to this area of the country, but been in place for years in larger cities are permeable pavers. This system allows rainwater to filter into a greening system using aggregate stone which cleans impurities from the water. Structured Wiring

Implementing the latest technologies for low voltage wiring systems cable, telephone, and security will be homerun to a patented general electric “smart box” where low voltage security, audio, video, and wireless internet can be routed to each residential unit for efficient organized distribution.

Green Clean

All common areas will be cleaned using environmentally friendly products and systems. This is another element of “being green” and keeping toxins out of our living and working environment. Occupants will be encouraged to adopt green cleaning practices.

Energy Efficiency

The Gateway Village has been designed with the highest level energy efficiency and durability in mind. By exceeding minimum established energy saving criteria of the U. S. Green Building Council’s LEED Core & Shell program, the project will produce long-term cost savings for the developer and tenants. High efficiency lighting, controls, mechanical ventilation equipment, windows and roof and wall insulation all work together to contribute to a 14-17% energy savings beyond the LEED green building standard. Since LEED requirements are generally more stringent than local code requirements, this could equate to more than 20%+ savings beyond local energy code requirements, resulting in tens of thousands of dollars in energy savings each year.
